The 3 Common Causes of Water Damage in Dayton to Homes & Buildings

We see a lot of water damage in our line of work in the Dayton area. Of course it is our job to locate the source of the damage and then repair it. There are a few sources we have seen that are repeat offenders. Here are the three most common causes of water damage we have seen in the Dayton, Ohio area.

Flat Roof Leaks cause Slow Water Damage

Flat roofs don’t drain water as well as pitched roofs. Flat roofs are only gradually slanted to let water run off the roof through drainage areas at the edges of the roof. If drains get clogged, or if the roof pitch is not properly angled, water will pool on the roof and begin to seep beneath the shingles or roofing material and into the structure below, causing damage to wood, insulation, support beams, etc.

Damaged or Worn Gutters can lead to Water Damage

Gutters are vital to ensuring rainwater is taken a safe distance from your home or building so that it won’t overly saturate the ground and result in moisture seepage, mold grown, or flooding. If a gutter is blocked or damaged its ability to carry water away from your building is compromised. As a result, the water will find its way through seams and cracks, damaging roofing materials, and it may overflow from the gutter and pool right next to your house or building. This can contribute to the breakdown of foundations which can lead to flooded basements or mold damage.

Leaky or Burst Pipes – Sudden Water Damage

Pipes last a long time, but they don’t last forever. There are many elbows and connections along the length of pipes that may eventually give way to corrosion or age. Older connections and pipes will start to leak eventually. It’s a good idea to inspect them periodically. Of course, pipes are also vulnerable to freezing in cold temperatures if not protected. When water freezes inside a pipe, it expands and will cause the pipe to break. Be sure pipes that run through attics or crawl spaces are adequately insulated and protected from cold winter temperatures.
